The project site is located in the rapidly changing Lindbergh district of Atlanta, in the Buckhead neighborhood.

Proximity to a rapid transit station has spurred intense growth in this district. Lord Aeck Sargent has collaborated with three regional and national developers to create a new sub-area plan, that provides increased density in return for a new street grid and sidewalks that is integrated with the surrounding districts, as well as up to two acres of new public parks and open space. 

Our planning team has partnered with the City of Atlanta Planning Department to author a text amendment to the City of Atlanta Zoning Ordinance that strikes a balance between the developer’s additional density needs and the quality-of-life concerns of the surrounding neighborhoods. The team has also worked with the Georgia Department of Transportation to develop long-term strategies for improving the vehicular traffic patterns in the district.

The mixed-use masterplan provides approximately 530 midrise (4-5 level) residential units, approximately 400 high rise residential units, 19,000 sf of live-work units, a 40,000 grocery store and 60,000 sf of inline retail within this new urban framework of streets and blocks on the site of an aging suburban low-density multifamily development.
