The Solace

The Solace

Atlanta, GA

The Solace on Peachtree is a landmark, 16-story apartment building originally constructed in 1952.

The building is located on a prominent corner of Third and Peachtree Streets on the same block as the historic Fox Theater in Midtown Atlanta. Lord Aeck Sargent was commissioned to design and coordinate the renovation of the exterior building entrance and interior common areas on the first and third floors of the building. Improvements to the exterior building entrance include a new glass canopy and signage element at the Peachtree Street entrance. Improvements to the interior common areas include the lobby, leasing office, club room, fitness center, internet café and entry gallery.

The team further developed a strategy for improving service access to the existing retail and restaurant tenants, improved egress for the residential units and provided wheelchair accessible main entrances for the retail tenants. The distribution of new mechanical equipment was carefully coordinated throughout the impacted spaces and unforeseen constraints discovered during demolition were effectively addressed.

LAS took great care to develop a fresh, cohesive contemporary aesthetic that responds to the Mid-Century Modern character of the original building while resolving the technical challenges of accommodating today’s retail and residential users. The result of our efforts is a renovated landmark apartment building, delivered in an occupied building within a limited budget, that the new and existing tenants find functional and attractive.
